Proposed Future Land Use Amendment Northlake & Coconut

ITID received a Notice of a Proposed Future Land Use Atlas Amendment (Northlake and Coconut (LGA 2013-006)) on February 25, 2013.  For background purposes, this 11.25 acre parcel (southeast corner of Northlake & Coconut) was owned by the United States Postal Service (USPS).  The parcel has been purchased by an apparent commercial developer seeking to change the future land use from Rural Residential (1 unit per 20 acres (RR-20)) to Commercial Low (CL).

Bryce Van Horn, Senior Planner with Palm Beach County’s Planning Division, provided the following information to ITID:
Additional application materials have been posted to the PBC Planning website.  This additional information is provided as a follow up to the earlier information should ITID to provide comments earlier in the process on this application.

Note: The applicant has also indicated that he will submit a separate Zoning application to the PBC Zoning Division this month to rezone the property from the PO Zoning District to the MUPD Zoning District and propose a variety of uses (convenience store with gas sales, retail, fast food restaurant, and a bank).
